Photographs that SELL

A Picture is Worth a Thousand Words.

[dropcap2 variation=”purple”]W[/dropcap2]hen it comes to selling homes, the number of people using professional photography to give them an edge in their marketing campaign continues to grow. Professional photographs are the easiest and cheapest ways to boost the number of people inquiring about your home.

Compare a picture-perfect home photographed with a quality lens and a professional eye to a dark, unflattering compact camera snap and it’s easy to see why it is so important to engage a professional photographer.

Poor photography is the number 1 big mistake most agents make and you see it time and time again! Don’t forget, even if you think your property is not good enough for professional photos, poor photography will make your home look even worse and will result on the home being on the market even longer! It makes sense to invest in professional photography.

Buyers judge a property within the first few seconds of scanning photos. If they are not excited by what they see, they will move on. Buyers will generally decide whether to inquire further based on the strength of your photos.

Your home needs to stand out from the crowd. Quality professional photos make a very big difference.

When preparing your home to be photographed, remember to try to look at your home through fresh eyes. Think about how the buyer will view your home and what can you do to make it feel more inviting.

Here are a few tips to help you prepare your home for being photographed.

  1. De-Clutter
    – Remove the ugly
    – Hide or remove anything that is going to distract the end viewer
    – Pack up knickknacks and clean off kitchen benches and counters
    – Neatly stack dishes, coffee cups
    – Organise bedrooms by removing personal items and make the bed
    – Remove anything that will detract from the final photographs
  2. Make minor repairs
    – Replace cracked or missing floor or counter tiles
    – Patch holes in walls
    – Consider painting internal walls neutral colours if there are any vibrant or unusual colours currently being used.
    – Replace burned-out light bulbs
  3. Tidy up outside
    – Mow the grass and trim edging around concrete areas
    – Trim overgrown trees and shrubs
    – Remove any rubbish, old car parts or kids toys from the yard
    – Use a high pressure water blaster to clean dirty concrete and driveway
    – Consider washing the exterior of the house if it looks dirty
    – Replace broken fence palings or paint if required
  4. Make the home sparkle
    – Wash windows inside and out
    – Clean out cobwebs
    – Re-caulk tubs, showers and sinks
    – Polish chrome faucets and mirrors
    – Vacuum carpet
    – Dust furniture, ceiling fan blades and light fixtures
    – Bleach grout
    – Replace worn out rugs
    – Hang fresh towels
  5. Scrutinize
    – Go outside and look at the house. Do you want to go inside? Does the house welcome you?
    – Linger in the doorway of every single room and imaging how your house will look to a buyer. You want them to imagine themselves living there
    – Arrange furniture so that each room makes sense. You want your buyer to be able to imagine themselves living in your home
    – Is there anything else you need to pack up that might detract from the photographs
